It’s so easy for sellers to mistakenly think for sale by owner is the way to go when you need to save money on selling a home, whether it's in San Jose, Calif. or Manhttan, NY.
However as the story of ForSaleByOwner.com founder Colby Sambrotto shows, selling real estate for sale by owner is hard work, even when you have good knowledge and experience. Sometimes a for sale by owner can work at selling a home for six months, invest lots of money in advertising and open houses, (as well as feel permanently inconvenienced) and still not sell the home.
However, as Mr. Sambrotto found out, hiring a true real estate professional who takes the time to understand the seller (and seller’s motivation), the market and the buyers can make a huge difference in results!

Veteran's Day is this Thursday, November 11. It's not too late to participate in the Wreaths Across America Thanks-A-Million-Campaign. The nonprofit needs Your Help To Meet The Goal Of Thanking One Million Veterans
Help Us Distribute 1 Million Thank You Cards By Veterans Day!
Over 500,000 thank you cards were distributed by Memorial Day. The number went over 700,000 by the end of summer. But they still need your help complete the 'Thanks-A-Million' goal of distributing one million thank you cards to our veterans, active military, and their families.
It is a small token but all together a big way of saying we appreciate a veteran's service and sacrifice - and we will never forget.
If you aren't familiar with the Wreaths Across America thank you cards... here's the story:
If you are reading this than you are likely of the same mind that we are - that all those who serve in harm's way and sacrifice to provide our freedoms, deserve to be thanked. And without appreciation for what we have and enjoy on a daily basis, those priveleges might one day disappear.
We all know we should do it, but how do you approach a veteran - and say thank you? That's what the thank you card does. It is a proper excuse, and a keepsake at the same time. And with each single card we are telling all those who served - and their families - we will never forget.
David Haskell of NH wrote in to Wreaths of America to share how he when he distributes his cards, he gives away two. One for the person he is thanking (he signs his name on it) and a second for the recipient to give away and keep the line moving. (I love this idea and plan to try it myself this year.)
Ask anyone who has shaken a hand and offered the card - the experience is as important and moving for the giver as it is for those we thank.
And the best part is, THEY ARE FREE! ($5 shipping & handling per 100 business-card sized thank you cards). And there are only 200,000 left!
That's right. We need do give away only 200,000 cards in the next two weeks to reach our goal!
Are there 2000 (1900 after my order) of you out there who feel the same way?
Tell your friends. Our veterans will be marching on November 11th and we want to thank them a million times over.

Why It's Wrong to Treat Distressed Listings Like Regular Sales

In a recent post an agent asked Short Sale agents to consider not pricing the homes so low "just to get a quick sale. Price them at a fair price to begin with and if your not getting showings then tell the home owner up front you will lower by $5000 - $10,000 bi-weekly depending on the price range. Let's keep the values up it's better for all of us in the end."
Even though I am a neighborhood expert in homes in Lynbrook and Cupertino Schools (San Jose, Saratoga and Cupertino) and would love nothing better than to help current owners maintain value, I am not in charge of economic or market forces. It sometimes surprises people to learn it is ethically wrong for listing agents to try to artificially "prop up" property values.
Market value is ONLY what a willing, qualified and able buyer and seller agree upon. I will give them comparable sales data and counsel each party about their goals and whether this transaction can meet them - but the buyer and seller make the final decisions, not me.
There are offers I've presented where I feared the owner might shoot me because they were so insulted...yet they accepted. And other offers where it was reasonably close (within less than 1 percent) and they rejected.
They decide, not me.
Distressed property owners and listing agents need to MOVE the properties fast-they often do not have the luxury of time. Not only are there the notice of foreclosure and trustee sale timelines, there is the sobering reality of added health risks that these situations place on homeowners.
Can you live with yourself if your client suffers a heart attack or attempts to commit suicide because your real estate advice was to "hold on the price another month" only to have another short sale or foreclosure pop up at a lower price-and sell?
Many of the people I'm helping through these situations suffer from high blood pressure, diabetes and heart conditions - they are already fragile and trusting me to guide them out of danger to a safer place.
In my opinion, getting a distressed property on and then quickly off the market, especially if you generate multiple offers, helps the other homeowner and neighbors the most. The worst markets are where there are homes languishing unsold for months and sometimes years.
On the other hand, when I hear neighbors complain that a listing price is TOO LOW, I suggest they consider creating a partnership and invest in buying the home themselves. (I have seen several do this and benefit financially from it.)
If it's that great a deal and value, the neighbors should take advantage of the situation. If it isn't, the best thing they can do is tell their friends, neighbors and relatives about this great value.
I know it seems unfair that distressed sales are still "comps" however, we all need to work together to get out of this situation. Treating a distressed sale like a normal sale risks the very real danger of your client ending up in foreclosure, the hospital or the morgue-and I'm not willing to gamble my client's health to help someone else feel better about property values. It's wrong and unrealistic.

The California Department of Education recently released the 2009-2010 accountability progress report for statewide schools and districts at http://www.cde.ca.gov/ta/. Naturally parents are curious to discover how their current (or potential) schools are performing in relation to established goals and standards.
For a quick How-to, follow the directions below to find out how your current Cupertino school performed, and perhaps browse through the report to view how others did as well.

Click Submit
Select the first item on the list (see below)
2010 Growth API Report - List of Schools in the County
Click Submit
Then simply scroll through the alphabetic list to find your school district (Fremont Union High School, Cupertino Unified School District) and scan your schools to see how they’ve recently performed.

I, for one, am thankful to embark on a new year, new decade, new destiny. How about you? Are you looking forward to this year, decade and time? Doesn’t it seem like a better energy is flowing throughout the atmosphere these days?

Everyone wants to be in the Top 10…except on Forbes list of most overpriced homes.
This newly updated list features Kissimmee/Orlando, Florida as #1.
To find the cities with the most overpriced homes, they ranked the 40 largest Metropolitan Statistical Areas--geographic entities defined by the U.S. Office of Management and Budget, for use in collecting statistics.
Using data provided to Forbes by Altos Research, a Mountain View, Calif.-based real estate research firm, each metro area was ranked on the following:
1) percentage of homes that had seen price reductions, an indicator of inflated pricing;
2) the median number of days spent on the market (the longer homes stay on the market, the more likely they are to be overvalued);
3) and the ratio of median list price (or asking price) to median absorbed price. As an indicator that other previously overpriced areas have evened out, Las Vegas, Sacramento and San Francisco are all at the bottom (#37-40) of the list.
Imagine my relief as a real estate consultant who specializes in selling homes in San Jose, Santa Clara, Sunnyvale, Saratoga, Los Gatos & Campbell, to find out the great news: Santa Clara is near the bottom! We're number 38! Yay! (Only two areas were lower than us).
