How to Quickly Find Out Your Cupertino School’s Accountability Score

How to Quickly Find Out Your Cupertino School’s Accountability Score

By Michelle C. Carr-Crowe, Your San Jose Saratoga Lynbrook & Cupertino Schools Expert

The California Department of Education recently released the 2009-2010 accountability progress report for statewide schools and districts at http://www.cde.ca.gov/ta/. Naturally parents are curious to discover how their current (or potential) schools are performing in relation to established goals and standards.

For a quick How-to, follow the directions below to find out how your current Cupertino school performed, and perhaps browse through the report to view how others did as well.

Go to the California Department of Education website at http://www.cde.ca.gov/ta/

Click COUNTY Level

Click 43-Santa Clara County

Click Submit

Select the first item on the list (see below)

2010 Growth API Report - List of Schools in the County

Click Submit

Then simply scroll through the alphabetic list to find your school district (Fremont Union High School, Cupertino Unified School District) and scan your schools to see how they’ve recently performed.

For your convenience, the link to the entire list of schools is http://api.cde.ca.gov/AcntRpt2010/2010GrthAPICo.aspx?cYear=2009-10&cSelect=43,SANTA,CLARA.

To get your own copy of this report , Michelle C. Carr-Crowe and the Get RE$ult$ Team will be giving them away, as part of their FREE Home Buyers Toolkit (www.freehomebuyerstoolkit.com) and FREE Home Sellers Toolkit (www.freehomesellerstoolkit.com) promotion, in person this Saturday and Sunday, September 18 and 19, from 10:00 am till 6:00 pm at the Moon Festival of Silicon Valley.

This year’s Moon Festival will be held at the Orchard Farms Shopping Center, located at 6148 Bollinger Rd., San Jose (in the Safeway, Chinese Performing Artists of America & Calabazas Cyclery Center). The cross street is Miller Ave.

You may also send an email to getresultsteam@hotmail.com and request a free home buyer toolkit or free home seller toolkit. Vote in the next 30 minutes, by Midnight 2/28 to Support Cupertino High kids for SuperProm! Proceeds to fund Kenya Dream school

Support Cupertino High kids for Dell Computer's SuperProm contest! Contest ends soon, so vote in the next 30 minutes, by Midnight 2/28! Proceeds to fund Kenya Dream school.

Support Cupertino High kids for SuperProm! Proceeds to fund Kenya Dream school

If you think today's students are completely self-centered, check out this video and vote by midnight on Feb. 28. Dell Computer is holding a contest with the most deserving school receiving a $100,000 prom.

However, check out what the students of Cupertino High plan to do with the money if they win - help a school in Kenya upgrade their facilities!

Cupertino is an overall wealthy area. The parents, teachers and community should be very proud that a class of students would forego a fabulous prom to help improve facilities at a school on a different continent-a goal the class of 2010 has had for 4 years.

IT IS TIME TO VOTE. It doesn't matter what school you or your children go to, PLEASE vote for Cupertino in this. This senior class has raised funds all 4 years to support their goal of helping deserve it. http://delllounge.com/superprom/justinjieli/default.aspx

In the Cupertino High students' words...

In high school, it is the norm for classes to fundraise for both junior and senior prom. However, Cupertino High School's Class of 2010 wanted to do something different. Instead of spending our time raising money for prom, we wanted to use that money to make a difference in the world. In our freshmen year, over 90% of our class signed a petition to give 100% of our fundraising to help Nthimbiri Secondary School in Kenya upgrade their school facilities. We called this project Kenya Dream.

By winning SuperProm not only will our class have a prom like every other school, but in addition we will be able to gain media attention for Kenya Dream so we can complete our goal of raising $100,000 by June of 2010 and make a difference in the world.

Together we can turn this dream into a reality...

How Martin Luther King Jr. Can Help Silicon Valley Buyers Negotiate (and GET!) a Great Home Value

How Martin Luther King Jr. Can Help Silicon Valley Buyers Negotiate (and GET!) a Great Home Value

By Michelle C. Carr-Crowe, ABR, ALHS, ASP, CDPE, PME, RECS, SRES

Did you know Martin Luther King Jr. can help Silicon Valley buyers negotiate (and GET!) a great home value in 2010? With the three-day weekend to honor the civil rights hero, Santa Clara County buyers are getting an opportunity to get ahead as well. It’s estimated about 30 percent of the population in Santa Clara County leaves the immediate Valley during most three-day holiday weekends.

Even in this fiscally conservative environment, people still plan to visit friends or relatives, as well as get away to the snow, campgrounds, beaches, theme parks and pre-paid timeshares. What does this mean for the Buyers who stay in town?

Do You Qualify for the New First-Time Home Buyer or Existing Home Buyer Tax Credit?

First and foremost is OPPORTUNITY due to temporarily reduced competition among buyers! Especially in the more competitive market segments, such as under $1,000,000 for single-family San Jose homes in Lynbrook High, under $600,000 for detached homes in Willow Glen or under $400,000 for almost any single-family investment property throughout Santa Clara County, including Sunnyvale, Milpitas and Morgan Hill.

Or even see and buy a home such as our Warm and Welcoming Westwood Oaks Beauty with Cupertino High that's open on Saturday and Sunday - before it even goes on the Multiple Listing Service! How's that for a great opportunity?

Opportunity Knocks! Buy Now Before Home Hits MLS!

Essentially this three-day holiday weekend effectively removes about one-third of your potential competition. Those on holiday are likely "taking a full mental break" and also unplugging from the phone and Internet. (Some may just be traveling to areas where Internet and phone service is poor or intermittent.)

Don’t underestimate the competitors still here. The flip side is those who remain in town during a holiday weekend are the most committed and/or motivated to buy in the near future.

Second, Sellers and Agents holding open house this weekend are committed to selling. It means the Sellers and their Representatives also gave up a three-day weekend to achieve the goal of selling that home.

Thirdly, a three-day weekend gives you as a buyer that extra third "weekend" day. You have more time to review and fully process the data, disclosures and reports provided, perhaps re-visit the home(s), sleep on the decision Sunday night and go over the pros and cons and think things through one more time without immediately rushing back into your usual work and school routine.

And with the current limited-time government tax incentives for first-time and existing buyers, home buying is definitely worth a careful look.

Last, for Buyers who are truly prepared (pre-approval letter already on file, clear goals and a defined plan), it's a chance to leap ahead by making an offer while others are relaxing.

As in Aesop's Fable, this is that window of time when the turtle can sneak ahead of the hare. In wise Aesop’s morality tale, the hare had run so far ahead of the turtle that he relaxed and stopped to take a nap. While the confident hare slept, the perseverant turtle crept ahead and reached the finish line first.

The moral of the story is a three-day weekend allows the “slow but steady” Silicon Valley home buyer a chance to get ahead of the competition and win the real estate race by completing a contract while competitors are “asleep” to the opportunity. If you're pre-approved, prepared and know precisely what you want to buy-and see it available this weekend, this may be your big chance to hop ahead of the competition and secure a great home buy in 2010.

West San Jose Cupertino Schools Lynbrook High Homes MidWeek Update 11.12.09

West San Jose Cupertino Schools Lynbrook High Homes MidWeek Update 11.12.09
Hello & Happy Harvest Season! This is Michelle Carr Crowe with your Lynbrook High Homes Update for 11.12.09.
The housing market in West San Jose with Lynbrook High continues to be stable. Currently there are only 6 single family homes for sale (2 went pending and 1 new one came on the market since Sat., 11/07/09). Condos and townhomes remain steady with the same 7 for sale. There is also 1 multi-family fourplex for sale.
I have *6* different pre-approved buyers who want to buy in the in the next 30 days and move in before the Christmas holidays -but the homes they want and need aren't on the market right now. Who do you know who's thinking of selling that could use my help?
Tax Credit and Unemployment Benefits Officially Extended & Expanded
The existing tax credit for first-time buyers, originally set to expire at the end of the month, has been extended, expanded and approved by the House, Senate and President Barack Obama. The new measure allows both first-timers and existing homeowners to take advantage of thousands in the form of a tax credit. All properties must close by the end of April.

The measure would continue giving an $8,000 tax credit to first-time buyers.
In addition, it provides a $6,500 tax break to qualified homeowners looking to move up OR MOVE DOWN to middle-market homes that cost no more than $800,000. This can be an important bonus for seniors.
The legislation also significantly raises the qualifying income levels to $125,000 for individual income tax filers and to $225,000 for joint filers.

Finally, the bill would extend unemployment benefits 14 more weeks nationwide and 20 more weeks in California and other hard-hit states. That would give the long-term unemployed nearly two years' worth of benefits.

Saratoga Senior Salvation-A Tax Credit for Move-DOWN Saratoga Buyers

Saratoga Senior Salvation-A Tax Credit for Move-DOWN Saratoga Buyers

By Michelle C. Carr-Crowe

Lost in the hoopla about extending and expanding the “up to” $8,000 credit for new homebuyers is the credit for existing homeowners. In my opinion, this can be “Senior Salvation” - a tax credit for move-DOWN Saratoga buyers.

I called my broker, my local real estate board, the California Association of REALTORS®, and even the IRS to ask my question: does this credit apply for move-down buyers?

So far the answer is, “As long as they qualify and have a tax to apply the credit to, it looks like YES.”

To summarize:
1. A first time homebuyer is one that has not owned a home for at least three years.
2. A repeat homebuyer must have owned their current home for at least five consecutive years out of the last eight years.
3. The maximum purchase price for the new home is $800,000.
4. If single, your earning maximum to qualify is $125,000; if married, it’s up to $250,000.
5. There's no gap between the prior deadline (November 30th) and the new credit period, which ends April 30th.
6. While you must be in a contract to purchase your new home on or before April 30th, you have until June 30th to close the transaction.
7. To prove you qualify, you'll need to attach proof of purchase to your tax return (most likely a HUD-1 or final closing statement).
Caveat: please, please check with your tax professional and attorney before making any real estate commitments.

However, this may finally be a tax credit that helps seniors who’ve lived in their homes for more than five consecutive years of the past eight.

For example, a senior couple selling a 1.5 million dollar single family home in Saratoga Lynbrook they’ve owned for the past 10 years, then buying a single-level 3 bedroom condo in San Jose for $650,000 not only get to keep their $500,000 tax-free capital gains benefit and transfer their tax basis, they can also now use up to $6,500 as a tax credit.

Cupertino Schools Residents-Remember to Exercise Your Right to Vote Today!

By Michelle C. Carr-Crowe

Whether you live in Cupertino, San Jose, Santa Clara, Sunnyvale or Los Altos, your property’s value benefits from being in the Fremont Union High School District (commonly referred to as “Cupertino Schools”). http://www.fuhsd.org
Today, Measure G is on the ballot. Below is a synopsis of the proposal. Basically, it is an extension of the existing parcel tax at the same amount of $98, which is set to expire, as well as an annual adjustment for inflation. The measure exempts homeowners who are seniors and/or disabled. Please remember to exercise your right to vote today!

NOVEMBER 3, 2009: MEASURE G

To provide stable, local funds needed to protect teaching positions, and assure that Cupertino, Fremont, Homestead, Lynbrook, and Monta Vista High School students are prepared to successfully compete for college admission, shall the Fremont Union High School District replace its existing, expiring parcel tax with a tax at the same annual rate of $98 per parcel to be adjusted annually for inflation, with all funds benefitting local high schools, and offering an exemption to seniors and the disabled?

According to information for the 2007-2008 Fiscal Year from the California Dept of Education, following is some basic information on district funding dollars per student as compared to all of California as well as other nearby districts with high-performing academic scores.

Fremont Union High School District $9,255
Statewide Average for all High Schools $9,433

San Jose Unified $9,818
Los Gatos-Saratoga HS $11,264
Mountain View- Los Altos HS $12,699
Palo Alto Unified - $13,509

Be an informed voter and make your voice heard! Polls close tonight at 8:00 pm.

The Best $2 Show I've Ever Seen-Cupertino's Debut Choir Concert

The Best $2 Show I've Ever Seen-Cupertino's Debut Choir Concert

By Michelle C. Carr-Crowe

When I was younger and low on cash and seeking inexpensive entertainment, I remember people suggested seeing high school games, musicals or performances as a reasonable option to higher-priced professional events. Current economic times are causing me and others to get back to basics and re-visit this money-saving habit.

So when my daughter invited me to see Cupertino High School's Debut Choir Concert tonight, I said yes. I was even more thrilled once I heard the price!

Tonight I enjoyed a fabulous show featuring talent, poise and professionalism produced by the students at Cupertino High School-and it only cost $2! I have to compliment the students' director Andrew Aron for his good-natured but firm and no-nonsense direction-to the audience to actually shut OFF their cell phones, behave appropriately (no "shout-outs") and remove loud talkers from the auditorium.

Each of the four groups (Cantabile, Chorale, Cantos and Capella) performed a selection of classical, touching and at least one crowd-pleasing number. Cupertino High also boasts the only male choir in all of the Fremont High School District. Especially notable were Justin Li's cello and guitar features and Cody Scott's solo.

Cupertino High School Debut Choir ConcertStarting in Latin ("Music Spread Thy Voice Around" by Handel), bouncing through "Lydia, The Tattoed Lady," hypnotizing with "The Seal Lullaby" and culminating with the Grand Chorus' uplifting rendition of Moses Hogan's, "I'll Make a Difference," the students demonstrated skill in technique, affection for their director and "the world's greatest accompanist" Dr. Valerie Stark, and love of music. It was a celebration of joy in music.

Grand Finale of Cupertino High School Choir ConcertNext time you're looking for reasonably-priced yet real entertainment, I recommend you look at your local middle and high school sports, band and music programs. You may be pleasantly surprised. As advertised, you could "see your students and friends in a new light."
