How Martin Luther King Jr. Can Help Silicon Valley Buyers Negotiate (and GET!) a Great Home Value

How Martin Luther King Jr. Can Help Silicon Valley Buyers Negotiate (and GET!) a Great Home Value

By Michelle C. Carr-Crowe, ABR, ALHS, ASP, CDPE, PME, RECS, SRES

Did you know Martin Luther King Jr. can help Silicon Valley buyers negotiate (and GET!) a great home value in 2010? With the three-day weekend to honor the civil rights hero, Santa Clara County buyers are getting an opportunity to get ahead as well. It’s estimated about 30 percent of the population in Santa Clara County leaves the immediate Valley during most three-day holiday weekends.

Even in this fiscally conservative environment, people still plan to visit friends or relatives, as well as get away to the snow, campgrounds, beaches, theme parks and pre-paid timeshares. What does this mean for the Buyers who stay in town?

Do You Qualify for the New First-Time Home Buyer or Existing Home Buyer Tax Credit?

First and foremost is OPPORTUNITY due to temporarily reduced competition among buyers! Especially in the more competitive market segments, such as under $1,000,000 for single-family San Jose homes in Lynbrook High, under $600,000 for detached homes in Willow Glen or under $400,000 for almost any single-family investment property throughout Santa Clara County, including Sunnyvale, Milpitas and Morgan Hill.

Or even see and buy a home such as our Warm and Welcoming Westwood Oaks Beauty with Cupertino High that's open on Saturday and Sunday - before it even goes on the Multiple Listing Service! How's that for a great opportunity?

Opportunity Knocks! Buy Now Before Home Hits MLS!

Essentially this three-day holiday weekend effectively removes about one-third of your potential competition. Those on holiday are likely "taking a full mental break" and also unplugging from the phone and Internet. (Some may just be traveling to areas where Internet and phone service is poor or intermittent.)

Don’t underestimate the competitors still here. The flip side is those who remain in town during a holiday weekend are the most committed and/or motivated to buy in the near future.

Second, Sellers and Agents holding open house this weekend are committed to selling. It means the Sellers and their Representatives also gave up a three-day weekend to achieve the goal of selling that home.

Thirdly, a three-day weekend gives you as a buyer that extra third "weekend" day. You have more time to review and fully process the data, disclosures and reports provided, perhaps re-visit the home(s), sleep on the decision Sunday night and go over the pros and cons and think things through one more time without immediately rushing back into your usual work and school routine.

And with the current limited-time government tax incentives for first-time and existing buyers, home buying is definitely worth a careful look.

Last, for Buyers who are truly prepared (pre-approval letter already on file, clear goals and a defined plan), it's a chance to leap ahead by making an offer while others are relaxing.

As in Aesop's Fable, this is that window of time when the turtle can sneak ahead of the hare. In wise Aesop’s morality tale, the hare had run so far ahead of the turtle that he relaxed and stopped to take a nap. While the confident hare slept, the perseverant turtle crept ahead and reached the finish line first.

The moral of the story is a three-day weekend allows the “slow but steady” Silicon Valley home buyer a chance to get ahead of the competition and win the real estate race by completing a contract while competitors are “asleep” to the opportunity. If you're pre-approved, prepared and know precisely what you want to buy-and see it available this weekend, this may be your big chance to hop ahead of the competition and secure a great home buy in 2010.

Santa Clara Boasts More Than Half of State's Semifinalists for Intel Contest

Silicon Valley Boasts More Than Half of California’s Intel Science Contest SemiFinalists

by Michelle C. Carr Crowe

Economists generally predict either technology or real estate will power the next wave of economic growth. With the recent announcement of fifteen Bay Area students chosen as the prestigious Intel Science Contest semifinalists, it appears Silicon Valley innovation may again power up the nation’s next economic growth cycle.

Fifteen high school seniors who call Silicon Valley home were named semifinalists in the prestigious Intel science contest. Of the fifteen, six were from San Jose's Lynbrook High School.

The six seniors recognized are David Liu, Tony Ho, Akshay Maheshwari, Ritik Malhotra, Tejas Navaratna and Raman Nelakanti.

Part of the well-known "Cupertino Schools," Lynbrook is one of five high schools in the Fremont Union High School District. Students attending Lynbrook reside in either Saratoga or San Jose.

The remaining nine Bay Area students came from Harker Academy, Palo Alto High , Foothill High and Mission High.

Each student was awarded $1,000 personally, as well as $1,000 for his or her respective school.

This year 1,736 entries were received. Of those, 300 semifinalists were chosen, and 28 of them were from California. California has historically received the highest number of semifinalists each year out of all 50 states.

More than half of all California semifinalists this year were from the Santa Clara County / Silicon Valley area, 15 out of 28.

On January 27th, a total of forty finalists nationwide will be selected to win an expense-paid trip for the final competition, held in the nation's capitol, Washington, D.C.

Help Haiti Through Legitimate Charities

Help Haiti Through Legitimate Charities

By Michelle C. Carr-Crowe

Haiti was already one of the poorest countries in the world, and with the 7.0 earthquake at 4:53 pm on January 12, 2010, this poor country received yet another blow.

People around the Bay Area may not realize it, but San Jose and Silicon Valley is home to one of the largest populations of Haitians outside of their native country.
The only good thing about this disaster is perhaps there is a chance to not only help but heal and put in place good infrastructure in place of the previous substandard construction and buildings. Sadly, corruption in previous administrations has been a troublesome issue for this small country.

The only good thing is perhaps there is a chance to not only help but heal and put in place good infrastructure where there had been so much substandard construction and building.

Sadly, corruption in previous administrations has been a troublesome issue for this small country.

For those wishing is most easily and quickly help, there is a text to 90999 feature, which will immediately donate $10 to the Red Cross by billing the $10 to your mobile phone bill. I did verify this as legitimate on Red Cross's official site (www.redcross.org).

Here are some helpful places to connect with loved ones in Haiti, as well as legitimate charities participating in relief efforts. At the Red Cross Family Links registry, 6,000 people connected within the first 24 hours. It is available in both English and French.

http://www.familylinks.icrc.org/WFL_HTI.NSF/DocIndex/locate_eng?opendocument

FYI, the Red Cross is not accepting volunteers to travel to Haiti. If you would like to volunteer for the American Red Cross, please contact your local chapter.

For inquiries about relatives living and who have citizenship in Haiti, please be patient and call repeatedly until the lines clear or contact other family members who live nearby. Telephone, Internet and other communication lines are often disrupted in times of disaster.

* People trying to locate U.S. citizens living or traveling in Haiti should contact the U.S. Department of State, Office of Overseas Citizens Services, at 1-888-407-4747 or (202) 647-5225.

The International Committee of the Red Cross recommends the following procedure for people searching for relatives in Haiti.

• First Consult : The List
If your relative's name is on the list, contact him/her directly (if contact information is available) or contact the nearest Red Cross / Red Crescent office for more informationt

• You want to inform your relative of your whereabouts: Register yourself
Once you have registered yourself, your relatives will know that you are alive when they check the list. They may also contact you through a Red Cross / Red Crescent office.

• You are looking for a relative whose name is not on the list : Register your relative
If your relative is not on the list and you have had no news of him/her, enter the name of the relative you are looking for. The relative might check the list from his/her new location and contact you. Someone else checking the list may have information on that person’s whereabouts which they may then send to the contact address indicated on the previous page.

To register a relative on the list, you need to fill in the attached form. It is divided into two parts, with data regarding yourself (to be provided even if you have already registered your name in the list) and data regarding the relative you are trying to locate.

If you wish to locate more than one relative, you will have to fill in one form each per person sought.

Please keep in mind the ICRC cannot verify nor take responsibility for the publication of this information, which is NOT confidential, and IS accessible by anyone.

Calif. Gov. Schwarzenegger proposes extension, expansion of $10,000 home buyer tax credits

Calif. Gov. Schwarzenegger proposes extension, expansion of $10,000 home buyer tax credits

By Michelle C. Carr-Crowe

Did you miss it? Amongst the numerous proposals for 2010 in Governor Arnold Schwarzenegger’s State of the State address today one stood out to benefit buyers of both new and existing homes in 2010.

During his State of the State address, Governor Schwarzenegger included in his proposals a recommendation to set aside $200 million for a new round of $10,000 state tax credits for first-time home buyers.

If passed, it increases housing affordability for first-time home buyers throughout Santa Clara County, from Morgan Hill and San Jose to Los Gatos and Saratoga, including Palo Alto and Los Altos to Cupertino and Santa Clara.

The Governor’s new proposal expands upon the initial $10,000 state tax credit by including both new and existing homes.

The 2009 tax credit from last year applied only to buyers of newly constructed homes.

Clients Need Windemere 4 Br, 2.5 Ba, 2200-2700 in San Ramon

Clients Need Windemere 4 Br, 2.5 Ba, 2200-2700 in San Ramon

by Michelle C. Carr-Crowe

I have clients actively searching for a Windemere 4 Br, 2.5 Ba, 2200-2700 in San Ramon.

The homes in these developments are less than 10 years old. Prefer it to be East or North-Facing.

(Sample of Windemere)

Ideally would be one on/near Paddington, backing up to open space.

Anyone with home like this, who knows of someone with a home like this or an agent a pocket or upcoming listing, please Just Call 408.252.8900!

They'd like to buy and move in within the next 1-3 months.

Clients prefer a well-cared for move-in ready home; however pre-foreclosure, foreclosure, short sale and bank-owned homes will all be carefully considered. I am a Certified Distressed Property Expert (CDPE) and am familiar with how to successfully complete these types of sales.

Thank you in advance for your time in reading this and your help!

Blessings & Aloha,
